Boral Underlayment & Deck Repair: The Tampa Owner’s Guide

Boral underlayment and deck repair in Tampa typically runs $1,800 to $6,500 installed, depending on how much decking has rotted and whether your roof has tile, shingle, or metal on top of it. We keep Boral-compatible underlayment and decking materials on our trucks, and most repairs are done in a single day once we get the old material off and see what’s underneath. Homeowners usually discover the problem after a leak shows up on the ceiling, during a re-roof when the old tile comes off, or when a home inspector flags soft spots before a sale.

Here’s the reality in Tampa: Boral products are built for Florida heat and hurricane season, but the underlayment beneath them still ages, and decking still rots when water finds a way in. The failure isn’t always the Boral product itself. It’s often what’s under it.

Which Boral Models This Applies To

Boral manufactures concrete and clay roof tile, plus the underlayment systems designed to go beneath them. The underlayment lines you’ll see on Tampa roofs include Boral’s peel-and-stick high temp underlayment and their synthetic underlayment rolls, both of which we install. Deck repair is the same scope whether the tile above it is Boral’s flat profile, barrel profile, or their metal tile lines. The tile style doesn’t change the decking repair process much, but it does change how carefully we have to pull and reset tile without cracking it.

One compatibility detail worth knowing: Boral’s high-temp peel-and-stick underlayment is rated for direct contact with concrete and clay tile, which matters in Tampa because tile roofs here routinely hit 140 degrees on the surface in July. Standard asphalt-saturated felt breaks down faster under that heat load. If you’re matching an existing Boral underlayment, check the white printing on the roll face for the product code before ordering anything. If the printing is gone, take a photo of the underlayment’s texture and thickness and bring it to us. We’ll match it.

We’re an independent roofing contractor, not a Boral dealer or affiliate. We install their materials alongside GAF, Owens Corning, and CertainTeed lines. When it’s time to replace underlayment or decking under Boral tile, we’ll give you a straight answer on whether OEM Boral material is worth the upcharge or whether a quality equivalent does the job at a better price.

Signs Your Boral Underlayment & Deck Repair Is Failing

  • Water stains on the ceiling or walls after heavy rain. This is the most common first sign. By the time water shows up inside, the underlayment has already been breached and the decking beneath it is wet. The longer it sits, the more decking gets replaced.
  • Soft spots or spongy feel when walking the roof. Rotted decking loses its rigidity. If a roof section flexes underfoot, that’s decking failure, and it won’t hold fasteners properly anymore. In Tampa’s humidity, once decking starts to rot, the problem spreads faster than in drier climates.
  • Cracked, slipped, or missing tile exposing the underlayment to direct sun. Underlayment isn’t meant to be the roof surface. When tile above it breaks or slides, UV breaks the underlayment down within a season or two. You’ll see cracking, curling, or a chalky surface where the underlayment is exposed.
  • Granule loss or peeling at underlayment seams. At flashing transitions, valleys, and pipe boots, the underlayment takes the most stress. When seams start to lift or peel, water channels in. If you can see peeling from the ground or a ladder, it’s already past the point of a touch-up fix.
  • Musty attic smell or visible mold on the underside of decking. Trapped moisture rots decking from below and grows mold. In Tampa’s climate, this doesn’t dry out on its own. The attic stays warm and humid, which keeps feeding the problem.

Replacement Cost & What’s Included

Let’s talk real numbers. On a Tampa Boral tile roof, underlayment replacement alone, assuming the decking underneath is solid, typically costs $1,800 to $4,200. Add decking repair for rotted sections and the total moves to $3,000 to $6,500 or more, depending on how many sheets of decking have to come out and how much tile has to be pulled and reset. The tile removal and reset is the labor-heavy part, because Boral tile is brittle and we don’t rush it.

Every price goes on paper before any work starts. That’s The Garrison Standard – a written quote with the scope spelled out, the materials named, and the labor figure fixed. The number on that paper does not move at the door, and it doesn’t move if we find an extra sheet of rotted decking within the written scope. If the full scope changes because of something we can’t see until we open the roof, we stop, show you what we found, and give you a new written number before we proceed. No surprises.

What’s included: removal of affected tile, removal and disposal of failed underlayment and rotted decking, installation of new decking to match existing thickness, new Boral-compatible or OEM underlayment, tile reset with new fasteners, and a full cleanup with a magnet pass for stray nails. All work is backed by the 365-Day Done Right Promise: in writing, for one full year, and we come back at no charge if the repair fails within that period.

DIY or Call Us?

Walking a tile roof to inspect underlayment is not a DIY task. Boral tile cracks under foot traffic, and a cracked tile that you don’t notice becomes a leak that you don’t see until the decking is already damaged. What you can safely do yourself: check the attic for water stains on the underside of the decking, look at exposed underlayment from a ladder at the roof edge, and check for tile pieces in the yard after storms. That gets you the information you need to decide whether to call us.

What shouldn’t be DIY: pulling tile and re-setting it to reach the underlayment. Tile removal without breaking surrounding pieces takes practice. Broken tile on a Boral roof means you’re now buying replacement tile and praying the color matches after years of sun fading. We’ve fixed more than one homeowner-attempted tile repair near Seminole Heights where a $400 project turned into $3,000 because the tile wasn’t matched and the underlayment tore. If it’s not squared away, we’re not done. Call (850) 750-9193 and we’ll take a look.
