Atlas Flashing Replacement: The Tampa Owner’s Guide

Atlas flashing replacement in Tampa typically runs $280 to $640 installed, depending on linear footage and how much of the surrounding shingle course has to be lifted to get the new metal seated correctly. We stock Atlas-compatible flashing on our trucks, so most jobs are finished the same day we arrive. You usually find out your flashing has failed the hard way: a water stain on the ceiling, damp drywall near a chimney, or granules washing down a valley after a hard Tampa afternoon storm.

Flashing is the metal that bridges the seams where your roof meets something vertical, a chimney, a wall, a skylight, a vent pipe. When it fails, water gets behind it and follows the framing down into your house. In this climate, with heat that bakes the sealant brittle and rain that comes sideways in August, Atlas flashing works hard. We replace it properly so it stops being the weak point in your roof system.

Which Atlas Models This Applies To

Atlas flashing is engineered to pair with Atlas shingle lines, but the metal itself is not model-specific in the way a shingle is. The compatibility question is really about the roof system: Atlas Pinnacle, Atlas StormMaster, and Atlas GlassMaster shingles all use the same drip edge, step flashing, valley flashing, and vent pipe flashing profiles. What matters is the gauge and the material. Atlas specifies 26-gauge minimum for step and valley flashing in high-wind exposure zones, which includes most of Hillsborough County. We see a lot of roofs in Tampa with 28-gauge flashing that was cheaper to install and is now pitting and rusting through.

One compatibility gotcha worth knowing: Atlas StormMaster Shake, the heavier architectural profile, needs 4-inch step flashing with a 2-inch face, while the standard StormMaster and Pinnacle lines are fine with 3.5-inch. If someone installs the narrower flashing under the thicker Shake profile, the top edge ends up buried too shallow, and wind-driven rain walks right over it. We measure before we order anything, and we write the exact dimensions on your quote.

You have a choice between OEM Atlas flashing and quality aftermarket equivalents. For most of a roof, we use aftermarket 26-gauge aluminum or galvanized steel from manufacturers who hold the same spec. For the high-visibility areas, ridge caps, counter-flashing on a chimney, any exposed metal, we prefer matching Atlas-profile material so the color and bend are consistent. We’ll tell you which is which and what it costs before any work starts.

A note on relationships: Brennan Roofing Co Tampa is an independent roofing contractor. We install and repair Atlas products, but we are not affiliated with Atlas Roofing Corporation. That independence means we’ll tell you straight if a different material does the job better for your specific roof; we stock parts from GAF, Owens Corning, and CertainTeed as well and don’t have a quota on any of them.

Signs Your Atlas Flashing Replacement Is Failing

  • Water stains on the ceiling near a wall, chimney, or skylight. This is the classic first sign. The flashing has opened a seam somewhere above that spot, and water has found the path. Stains near the center of a room usually point elsewhere; stains near a transition point point to flashing.
  • Rust streaks or pinholes visible on exposed flashing. Once galvanized flashing shows rust through the coating, the metal is done. We see this most often on older Tampa homes within three miles of the bay, where salt air accelerates the corrosion cycle.
  • Caulk or sealant cracking and peeling away from the flashing edge. Sealant is a secondary line of defense, not a repair. When the caulk line shrinks and splits, water has already started working behind the metal. Re-caulking buys you a season, maybe two; it doesn’t fix the flashing.
  • Granules accumulating in a valley or at the bottom of a roof plane. Granule loss is a shingle issue, but failing valley flashing often accompanies it. Water moving under the metal erodes the shingle underside and drags granules down. If you see bare spots on shingles at the valley and heavy granule buildup in the gutter below, suspect the flashing under that valley.
  • Daylight visible from the attic at a roof-to-wall junction. A gap you can see is a gap water already knows about. Flashing that’s pulled away from the wall, usually by wind or thermal movement, leaves an open channel. If you can see light, you’ve found your leak source.

Replacement Cost & What’s Included

In the Tampa market, installed Atlas-compatible flashing replacement lands between $280 and $640 for most residential jobs. A simple vent pipe flashing swap runs on the low end of that range: $280 to $350, including removing the surrounding shingles, setting the new flashing, replacing the shingles, and sealing everything. A chimney counter-flashing replacement runs higher, $450 to $640, because it involves cutting a reglet into the mortar, bending custom metal, and working at height on the chimney chase.

What drives the price up is access and linear footage. A single-story ranch with a 6-foot wall junction is straightforward. A two-story home in Hyde Park with a steep pitch and the flashing buried under three courses of tile or a metal roof is not. We price by the linear foot for step and wall flashing, currently $12 to $18 per foot installed in this market, and as a flat quote for pipe boots and chimney work.

Every quote includes the metal, the fasteners, the sealant, the shingle removal and re-set, and the debris haul-off. The price goes on paper before we touch the roof, and it does not move at the door. No change orders because we found something we should have seen from the ground. That falls under The Garrison Standard we operate by: written price before any work starts, every single time.

All flashing replacement work is covered by our 365-Day Done Right Promise. In writing, for one full year. If the flashing fails within that year, we come back at no charge and make it right.

DIY or Call Us?

The honest answer depends on where the flashing lives. If it’s a vent pipe boot on a low-pitch roof you can safely walk, and you have solid ladder and roof-safety habits, it’s a $30 part and a one-hour job for a capable homeowner. Travis Oakley will tell you that straight: he’s not going to sell you a service call you don’t need.

But most flashing failure in Tampa isn’t the accessible pipe boot. It’s the chimney flashing, the wall junction, the valley flashing. That work means working at height, often on a 7/12 pitch or steeper, and it involves removing and re-installing shingles without creating a new leak. The margin for error is thin. If you puncture the underlayment or nail the new flashing in the wrong spot, you’ve turned a $400 repair into a $2,400 roof section replacement. We see it every year, and the homeowner who did it is always the angriest person on the phone.

If any of this involves a chimney, a two-story roofline, or a roof you’re not 100% comfortable walking, call us at (850) 750-9193. We’ll look at it, give you a written number, and you can decide with facts in front of you. That’s how we run every job. If it’s not squared away, we’re not done.
