Atlas Roof Inspection in Tampa: What to Know First

An Atlas roof inspection in Tampa typically takes 60 to 90 minutes and ends with a written report showing exactly what’s sound, what’s wearing, and what needs attention now versus what can wait. We charge a flat inspection fee and put every finding on paper before any repair work is quoted. If your Atlas roof is leaking or showing wear, that inspection fee rolls into the repair cost when you hire us.

This page is for Tampa homeowners who own Atlas shingles or Atlas underlayment and want an inspector who knows the product line well enough to spot problems early. If that’s you, call (850) 750-9193 and we’ll get you scheduled. Travis Oakley and the crew have been walking Atlas roofs across Tampa for years, and we know what fails on them and what doesn’t.

How Atlas Products Fail – and How We Find It

Atlas makes a solid product. But every shingle line has its own failure patterns, and Tampa’s climate speeds some of them up. Here’s what we see most often on Atlas roofs in this area.

  • Atlas StormMaster Slate wind damage at the rake edges. StormMaster Slate is a heavier architectural shingle rated for high wind, but on older Tampa installs we regularly find lifted tabs and loose nails along the rake edge where wind gets under the shingle first. The fix is usually re-nailing to spec and resealing the lifted tabs, not a full replacement. A lot of inspectors miss this because they only look at the field of the roof and skip the perimeter. We don’t.
  • Atlas Pinnacle Pristine granule loss from trapped moisture. Pinnacle Pristine has a reputation for holding its color, but on low-slope sections or under heavy tree cover in Tampa’s humidity, we see granule loss concentrated where water sits longer than it should. The granules wash off, the asphalt layer underneath starts to break down in UV, and you get premature aging in patches. We flag it, explain whether it’s cosmetic or structural, and give you a straight answer on remaining life.
  • Atlas HP42 underlayment peeling at the eaves. HP42 is a synthetic underlayment Atlas recommends for their shingle systems. It’s a good product, but when the drip edge wasn’t set right, wind-driven rain gets under the edge and the underlayment starts peeling back. That exposes the decking to water. During inspection, we check every eave and rake penetration for this. It’s a small fix if caught early and a decking replacement if it isn’t.
  • Atlas Chalet dimensional shingle seal tab separation. Chalet is an increasingly common Atlas line on Tampa homes, and in our inspection work we see seal tab separation happening a little earlier than the manufacturer’s rated life in areas with full afternoon sun exposure. The adhesive strips dry out faster on the west-facing slopes. Loose tabs catch wind, which tears them the rest of the way off. We document every loose tab with a photo and mark its location on the report so you can see it from the ground.
  • Nail pops through the Atlas shingle surface that nobody caught at install. This isn’t a defect in the product. It’s an installation issue that becomes an Atlas roof problem: nails driven too shallow or at the wrong angle back out over time and push up through the shingle. On inspection we find these nubs and tell you which ones are a current leak risk and which are just ugly. The fix is pulling the nail, resetting the shingle, and resealing. We see it often enough on Tampa homes that we check for it on every Atlas roof we walk.

Our Atlas Roof Inspection Process

Here’s how a Brennan Roofing Co Tampa Atlas inspection actually runs, start to finish.

  1. 1
You call and talk to a live person. We answer the phone around the clock. You describe what you’re seeing, we ask a few questions, and we schedule a time. You get a written confirmation and the technician’s name before we arrive.
  2. 2
The tech walks the roof and the attic. We inspect the Atlas shingles, underlayment, flashing, drip edge, and penetration points from above. Then we go into the attic to check the decking from underneath and look for water staining or ventilation problems. Both sides matter.
  3. 3
We photograph everything and mark the problem areas. Every finding gets a photo and a location marker you can match to your roof. No vague “some damage on the north side.” You’ll know exactly what we saw and where.
  4. 4
We make parts decisions with you, not for you. If we find a repair, we explain what’s needed and whether OEM Atlas material or a quality aftermarket equivalent makes sense. For warranty-sensitive areas, we stay OEM. For something like a boot or a vent collar that Atlas doesn’t make anyway, we use what’s proven. You get the price for each option in writing.
  5. 5
You get a written report and a written quote before any work starts. Inspection findings go in writing. So does the repair price. Nothing moves at the door.
  6. 6
If we repair it, we test it and sign off twice. Travis walks the finished job twice before he calls it done. The Garrison Standard says you verify, then you verify again. The repair carries the 365-Day Done Right Promise in writing.

What Atlas Roof Inspection Costs in Tampa

Service Typical Tampa Price Range
Standard Atlas roof inspection with written report $150 – $300
Inspection with minor Atlas shingle repair (resealing, replacing a few tabs) $250 – $500
Atlas roof inspection plus flashing repair at one chimney or skylight $400 – $900
Inspection revealing decking or underlayment repair, per section $150 – $400 per affected area, added to the shingle work

What moves the price is roof size, roof pitch, and how many stories we’re working on. A single-story ranch in Westchase prices differently than a two-story in Seminole Heights with a steep tile-adjacent slope. Every quote is written for your exact roof, and we never start work without it. If your inspection finds something, the inspection fee comes off the repair total. Call (850) 750-9193 to schedule yours.

Why Tampa Homeowners Call Brennan Roofing Co Tampa for Atlas Work

Because when we say we know Atlas, we mean we’ve spent enough hours on Atlas roofs to tell a Pinnacle from a Chalet from ten feet away. Because every tech that shows up at your door is background-checked, in uniform, and answers to the same standard on every job. Because the price is on paper before any work starts and it does not move at the door.

And because if we fix something on your Atlas roof and it fails within a year, we come back and make it right at no charge. That’s the 365-Day Done Right Promise, in writing, every time. If the repair isn’t squared away, we’re not done. We also work on GAF, Owens Corning, and CertainTeed roofs across Tampa, so we can see how Atlas compares to other lines and tell you honestly when a repair makes more sense than replacing, and vice versa.
