Boral Flashing Replacement: The Tampa Owner’s Guide
Boral flashing replacement in Tampa typically runs $425 to $950 installed, depending on the roof pitch, the length of flashing run, and how much decking or underlayment has to be opened up to get to it. We carry Boral-compatible flashing profiles on our trucks and can usually complete a standard residential flashing swap in a single visit. Most homeowners discover the problem the way Florida reveals everything else: a water stain on the ceiling after a hard summer storm, or granules collecting in the gutter near a wall intersection.
Flashing is the metal or synthetic material that bridges the gap between your roof and anything that interrupts it: chimneys, walls, skylights, dormers, and especially on Boral tile roofs, the valleys and sidewalls. When it fails, water doesn’t announce itself immediately. It works its way down slowly, and by the time you see the stain, the decking underneath has usually been wet for a while.
Brennan Roofing Co Tampa is an independent roofing contractor. We are not affiliated with Boral, but we install and replace flashing on Boral tile and Boral steel roofs across the Tampa market, and we stock the profiles that match their most common installations.
Which Boral Models This Applies To
Boral flashing requirements vary by roof system, and this is where a lot of generic roofers get it wrong. Boral concrete and clay tile roofs (common here in South Tampa, Westchase, Carrollwood, and FishHawk Ranch) demand a different flashing geometry than Boral steel or stone-coated metal. The tile itself has a profile height that standard flat stock won’t cover correctly. You need step flashing that matches the tile’s contour, or water will blow sideways under the tile and into the decking.
For Boral tile, the flashing we install is typically 26-gauge galvanized steel or copper, cut and bent to the specific tile profile, with a minimum 4-inch vertical leg against the wall and a 5-inch horizontal leg under the tile. For Boral steel, we use a compatible metal profile with a factory-baked finish to match the panel color. If you have an older Boral installation, check the labels under the eave: the model number is usually printed on the underside of the first tile course or on the original invoice from the installer. That number tells us exactly which flashing contour to bring.
On the OEM versus aftermarket question: Boral’s own flashing components are solid, but they’re not always available quickly in Tampa, and they often lag behind generic profiles that meet or exceed the same spec. We source from manufacturer lines including GAF, Owens Corning, and CertainTeed for complementary components, and we’ll tell you plainly when an aftermarket equivalent does the job for less money, and when it’s worth paying for the Boral-branded part.

Signs Your Boral Flashing Replacement Is Failing
- Water stains on ceilings or walls near a roof intersection. This is the universal first sign. Where your roof meets a wall, chimney, or skylight, a failed flashing lets water travel down the framing and show up on the drywall. The leak may be feet away from the actual failure point.
- Loose or lifted flashing at the wall line. Tampa’s afternoon thunderstorms bring wind-driven rain that gets behind flashing that has pulled away from the mortar or siding. If you can see daylight between the flashing and the wall, water is already finding that gap.
- Rust staining or corrosion on metal flashing. Salt air near the bay, combined with our humidity, eats galvanized flashing faster than most national estimates would suggest. Flashing rated for 20 years in a dry climate can be compromised in 12 to 15 here. Check for orange-brown streaks running down the wall below the flashing line.
- Granules or tile fragments collecting in gutters near a roof-to-wall intersection. When flashing fails, the tile or shingle course above it often shifts. The movement breaks the fasteners and wears the tile edges, sending debris into the gutter.
- Daylight or sagging in the attic near a chimney or dormer. Get a flashlight and look up. If you can see sky through the roof decking at a transition point, the flashing and probably the underlayment beneath it are gone. Do not wait on this one.

AfterReplacement Cost & What’s Included
For a typical Boral tile roof in Tampa, plan on these installed ranges:
- Step flashing replacement (sidewall, 10 – 20 linear feet): $425 – $650
- Chimney flashing replacement (saddle/cricket included): $700 – $950
- Valley flashing replacement (tile removed and reset): $550 – $850
- Skylight or dormer flashing replacement: $500 – $800
What drives the number: roof pitch (steeper means slower, more careful work), whether the existing tile has to be removed and reset, the condition of the underlayment beneath, and copper versus galvanized material choice. Every Brennan Roofing Co Tampa estimate includes the flashing material, fasteners, sealant, decking repairs if we find rot, disposal, and the labor to open and close the roof correctly. The price goes on paper before any work starts, and it does not move at the door. That is The Garrison Standard, and it applies to a $450 flashing repair the same way it applies to a full re-roof.
The work is backed by our 365-Day Done Right Promise: in writing, for one full year, and we come back for free if it fails. If a Boral flashing replacement leaks within that year, the second visit costs you nothing.
DIY or Call Us?
Here’s the honest split. You can safely check your own flashing from the ground with a pair of binoculars, or from a ladder if you’re comfortable and the roof is a low slope. Look for lifted sections, rust, missing fasteners, and daylight where flashing meets the wall. You can also check the attic after a hard rain with a strong flashlight. Those inspections cost nothing and tell us a lot before we even climb up.
What you should not do is get on a tile roof and attempt to pull flashing yourself. Boral tile is heavy and brittle. A cracked tile turns a $500 flashing repair into a tile replacement job, and walking a tile roof without knowing where to step is how homeowners end up in urgent care. Flashing work also means removing and resetting tile, which requires the right underlayment lap order, the right sealant, and the patience to do it without breaking the course above it. That’s the part where we see DIY jobs go wrong most often in Tampa: the flashing looks fine from the street, but the water is getting in underneath because the tile wasn’t reset to the right height.
If you suspect flashing failure, call (850) 750-9193. We’ll come out, inspect it, and hand you a written price before any tile comes off. If it’s not squared away, we’re not done.
FAQs
Galvanized flashing on a Boral roof in Tampa typically lasts 12 to 20 years, but the salt air near the bay and our humidity can cut that to the lower end. Copper flashing, where configured correctly, outlasts the roof itself. Coastal properties in St. Pete and Apollo Beach should plan for earlier replacement than homes inland.
Sometimes. A short section of lifted flashing with intact metal and clean decking underneath can often be reset and sealed for $150 to $300. But if the flashing is rusted through, the decking is soft, or the leak has been active for more than one storm season, replacement is the honest answer. We won’t sell you a patch job when the part is done. Call (850) 750-9193 and we’ll tell you which one you have.
A step flashing replacement on a Boral roof usually takes 4 to 6 hours, including removing and resetting tile and cleaning the work area. Chimney flashing with a cricket takes a full day. We keep the site clean as we go, and we walk the job twice before we sign off on anything. Travis Oakley himself checks every flashing replacement before the crew packs the ladder.
We stock standard Boral-compatible profiles in galvanized steel on our trucks, and we can fabricate custom bends for unusual tile profiles in one trip. Copper and factory-matched Boral steel flashing are ordered and installed within a few days. No job starts without the price on paper, and the price includes whatever profile your roof needs.
